Requirements for moving to Dubai

Before starting emigration, you must consider several important requirements for moving to Dubai. These include, among other things, visa requirements, health checks, and potentially professional qualifications. At Flag Strategies, we provide comprehensive information about all the necessary steps and prerequisites to realize your dream of living in Dubai.

Living in Dubai - Visa Requirements

A visa ensures that you can legally enter and reside in the UAE. Certain services and privileges in the UAE, such as the ability to open a bank account or rent a property, are linked to visa status. The 3 main visa types are the following:

This is for individuals who have accepted a job in the UAE. The employer typically sponsors the visa and takes care of the necessary formalities.

This visa is intended for entrepreneurs and investors who want to start a business or invest in the UAE. Here, you will find information on company formation in Dubai.

In 2019, the UAE introduced the 'Golden Visa', a long-term visa (10 years), primarily granted for real estate or capital investment starting from 2 million AED. Here, you can find information about the Golden Visa.

Once you have a valid UAE visa, you are eligible to sponsor your family members.

Depending on the specific requirements of your visa and your personal situation, you can apply for a visa for spouses, children, and, in some cases, even parents and in-laws.

Please note that there are certain conditions and requirements for applying for family visas, including but not limited to proof of relationship, financial support, and housing. At Flag Strategies, we can guide you through this process and make sure you meet all the necessary requirements.

Cost of living in Dubai

Dubai is known for its extravagant lifestyle and luxury, and while it's possible to lead a high-end lifestyle in Dubai, the reality is that the cost of living varies depending on individual preferences and lifestyle.

Rental payments

Unlike many countries where rent is paid monthly, in Dubai, it is customary to pay the Rent for the entire year in advance. This is an important aspect to consider when planning your moving budget.

Recently, however, some landlords have started to offer more flexible payment terms, allowing for payments two or four times a year. However, this is not the norm and depends heavily on the landlord and the specific property.

Prices per square meter for rent in Dubai start at around AED 550 per square meter for properties just outside the city center and AED 1300 in the centre.

Real estate purchase

If you are considering buying a property in Dubai, there are a few additional costs to consider besides the purchase price. One of the most important fees is the DLD fee and the Dubai Land Department fee.

The DLD fee is usually 4% of the purchase price of the property. This fee is shared between the buyer and the seller. In addition to the DLD fee, there are also Management Fees at about 2% of the purchase price.

In addition to the above costs, buyers must pay brokerage fees (usually 2%-4% of the purchase price).

At Flag Strategies, we can guide you through the entire process of buying property in Dubai.

Electricity and Water

Electricity and water tariffs are set by the Dubai Electricity and Water Authority (DEWA) and may vary depending on consumption and property type.

Electricity costs in Dubai are tiered and increase as consumption increases. Prices start at around AED 0.23 per kilowatt-hour (kWh) for the first 2000 kWh

Like the power supply, water prices are tiered and increase as consumption increases. Costs start at around AED 0.8 per 1000 liters.

The cost of groceries in Dubai is comparable to many Western cities. There are various supermarkets offering both local and imported products.

Cost of Education

The cost of education in Dubai can vary significantly depending on the type of school and educational path chosen. International schools can be costly, especially those with a British, American, or IB (International Baccalaureate) curriculum.

Annual school fees can range from around AED 15,000 for pre-school institutions to over AED 90,000 for secondary schools. These costs usually include tuition but may also include costs for school uniforms, books, field trips, and other activities.
